It might come as no surprise that recently, Americans have been drawn south—beckoned by warmer weather, bigger homes, and more space, according to newU.S. Census Bureaudata that shows population trends in counties across the country from July 1, 2022, to July 1, 2023.

While this boom will be fantastic for our economy and create opportunities for our citizens, we risk an even greater affordability crisis if we do not act to create more housing. (not just affordable housing, but more housing.)We saw what happened to Austin and its crazy annual property value increases over the past decade.We are at the beginning… if our local planners take measures now to prepare we can mitigate the negative impacts of a boom.In summary:1. We are on the map! The rest of the US is watching.2. Even though things might feel uncomfortably expensive today, there is an organic reason for it, and it will get worse.3. Buy real estate.     City of Cincinnati’s population increases in latest Census numbers-The number of Cincinnatians rose to 309,513 in 2022 from 308,685 in 2021, an increase of 828 people, according to census estimates, and just 48 fewer people than where it started the 2020s.The city’s population fell by about 1,000 people between 2020 and 2021, a common occurrence for urban areas as people sought out more space in the suburbs, exurbs and rural areas of the country during the pandemic.Cincinnati is the 64th-largest city in the country, with Irvine, Calif., ahead of it at No. 63 and Santa Ana, Calif., at No. 65.In terms of Cincinnati’s Midwest and southern peer cities, Indianapolis, Cleveland, Pittsburgh, Louisville, Milwaukee and St. Louis all lost population, while Nashville and Columbus grew.In Ohio, Cincinnati was one of only five cities that saw population growth – Newark, Columbus, Middletown and Elyria were the others.     This week, we combine census population data with our own senior housing data to tell a story about how movements pre-covid impacted markets during the senior housing post-pandemic recovery. Today’s list features the top 10 metros where the population of 65+ grew by more than 60% between the 2010 and 2020 census. These metros also experienced a 15% overall population growth or more, with the older transplants helping to drive that growth. As the data in the list highlights, senior housing has been making a fairly strong recovery from the pandemic nationwide, and the metros with the largest 65+ population growths have also seen significant vacancy drops and rent increases generally ahead of the already solid national trends in senior housing.     Urbanize Atlanta recently published a great article: “New Census estimate puts Atlanta past Washington DC, Philadelphia.” Metro ATL counted the third largest population boost in U.S. last year, per Census count.Across the year ending July 1, 2023, metro Atlanta’s 29-county region added another 68,585 residents, for a total of 6.3 million.     The Dallas-Fort Worth Metroplex experienced the largest metropolitan population growth in the nation last year, adding approximately 418 residents a day, according to recent U.S. Census Bureau data.Eight out of 10 of the counties with the largest population gains in the nation were also in the state of Texas.Six out of the 10 fastest growing counties in the nation were in Texas. Kaufman and Rockwall counties grew the fastest and saw 7.6% and 6.5% growth, respectively.With an increase of 152,598 people, DFW surpassed 8 million total residents. The Houston-Pasadena-Woodlands metro area experienced the second largest metropolitan increase in the country and added 139,789 residents, bringing its total population to 7.5 million. The Austin metro area was seventh and added 50,105 people.Harris County grew by 53,788 residents and is the largest gaining county in the nation.     Recently published Census Bureau data indicated that Wildwood-The Villages in Florida saw the quickest population growth among US metros, based on percent changes in population from July 1, 2022, to July 1, 2023. There were several metros in Florida that made the top 10 in terms of percent increases or numeric increases."The population growth in Florida's metro areas underscores a larger trend of widespread population growth across the South, the nation's fastest-growing region and site of all of the top 10 fastest-growing U.S. metro areas from 2022 to 2023," a Census Bureau post stated.
